TYPE OF WORK
Built on regenerated land, which was the site of a former old people’s home. Vibro ground improvements were necessary to stabilise the site.
The requirement was to build to Sustainable Homes Code Level 4. This was achieved by the use of a Sustainable Urban Drainage System [SUDS]. Improved cavity wall insulation to lower u value and increased cavity width to 150mm. Permeable paving and ecological / environmental enhancement. Use of ‘Isopal’ innovation to improve sound attenuation qualities. Air source heating system. Re-cycling waste facility. Sound testing improvements. Air permeability improvements. Improved cycle security storage. Lower u value to windows. Reduced carbon footprint.

OUR ROLE
We worked closely with our RSL partners to provide 8 cost effective, two and three story homes to high levels of sustainability. We also worked closely with the local community and immediate neighbours to achieve completion with the minimum of disturbance.

ACHIEVEMENTS
This development was designed to and constructed in accordance with the following requirements:
Housing Corporation Design and Quality Standards April 2007. The project achieved Code Level 4 in Code for Sustainable Homes and a CABE Building for Life score of 19 out of 20.Lifetime Homes This was recognised at the design stage and is included in the Code for Sustainable Homes. Architect SP Faizey completed a Lifetime Homes checklist to confirm compliance on all points at completion. Secured by Design certification was achieved before handover.
The development was completed four weeks ahead of schedule.
